    Identify What You Have

    Look for a product approval or Miami Dade notice of acceptance label on the inside of the door, usually on the bottom or second section near the end stile. If there is no label, the door predates current impact requirements and will be treated as a non rated opening on a wind mitigation inspection.

    Check the spring above the opening. Two springs on a shaft means torsion. Long springs running back along the ceiling tracks means an older extension system.

    Maintenance That Matters Here

    Twice a year, lubricate the hinges, rollers, bearings and springs with a garage door specific lubricant rather than a general purpose penetrant. Wipe the tracks clean instead of greasing them. Check the lag bolts holding the vertical track brackets to the jamb and snug any that have loosened.

    Test the balance by disconnecting the opener and lifting by hand. A door that will not hold position at waist height is telling you the springs are losing tension well before they break.

    When Replacement Is the Better Value

    If the door is unlabeled, uninsulated and on its third spring, the money spent on continued repairs is better applied to a new impact rated door that also improves your wind mitigation credits and cuts garage heat.
